Plans for 138 new homes in Albrighton

Plans have been put in for a new 74-apartment care home, six bungalows and 58 houses in Albrighton.

The proposals are for land off Shaw Lane, just north of St Mary's Primary School.

It has been used for arable farming, but before that was part of the Albrighton Gas Works.

Plans have been submitted which would see a storey Extra Care building with a mix of one and two bedroom apartments, plus houses and bungalows.

Initial layouts submitted with the plans show an outline of 74 apartments within the building, which would be for supported, independent living for the over 55s.

There would also be six bungalows for elderly persons and 58 houses.

The intention is that the scheme would be developed in conjunction with The Wrekin Housing Trust, with the mix determined to meet local housing need working with Shropshire Council’s Housing Services Department.

A total of 30 of the homes would be for affordable housing, looked after by the Wrekin Housing Trust. The plans say that the proposals have been put together with both the trust and the council to best meet the needs of the area.

A design and access statement submitted with the plans says that Shropshire Council's SamDev planning outline shows that Albrighton should take 250 new homes within the plan period, up to 2026.

It says: "The Albrighton Plan identifies that the town has an ageing population which is mismatched with the existing housing stock dominated by family housing. So there is a high unmet need for one and two bedroomed units.

"The Extra Care unit needs to be of the size proposed in order to be viable for the services it will deliver.

"The remainder of the proposed development largely focusses on two bedroomed units including houses and bungalows, thereby meeting another important local requirement."

Access to the site will use existing links off Shaw Lane and there will be a total of 37 car parking spaces provided for the extra care apartment block, with each of the six two bed bungalows, and all of the two and three bed houses having two car parking spaces within the space of the home.

The six four bedroom houses will each have an integral garage plus two car parking spaces within curtilages.

So far, one objection has been received to the plans, which were put in on Tuesday, raising concerns about traffic around Shaw Lane, which sees people parking along the roadside when they use the village doctor's surgery.

The plans have been submitted to Shropshire Council and will be decided in the coming months.
